In honor of National Homeownership Month, we wanted to share a few interesting statistics from the National Association of Realtors research team with you. These statistics come from a survey sent to buyers who purchased a primary residence home between July 2022 & June 2023.

Who is buying & why?

Millennials (ages 25-43) made up the largest share of home buyers at 38% and the median age of a first-time home buyer was 35 years old.

Gen X (ages 44-58) were more likely to buy multi-generational homes to help care for aging parents (27%) or for cost savings (22%). Other top reasons to buy a multi-generational home include having children or relatives over 18 moving back into the house, spending more time with aging parents, and having children or relatives over 18 who never left home.

Christy here! New Leaf Team's Director of Marketing & mom to the toddler you may hear babbling in the background of phone calls to the team.

In honor of Mother's Day & National Small Business Day, I wanted to share some of my favorite local businesses that I didn't know about before I had a baby.

1. One Fit Mother (onefitmothercville.com) I could spend hours telling you how much I love this amazing group of women. I get to workout, my kid gets to play, and it truly is a community of moms from all stages of motherhood supporting each other daily. Nervous about going to class without knowing anyone? Send me an e-mail, I'll be your buddy.

2. Green Bean Baby Boutique (greenbeanbabyboutique.com) An actual baby store...

Kelly here with a quick update on the spring market & some important real estate news! As the longer days arrive and plants start to bloom, so marks the start of our highly anticipated Spring market. After a slower Fall and Winter, it appears we are off to a good start. It's refreshing to see an influx of new listings hitting the market to supply our still, very low inventory environment.

I have experienced a lot of interesting dynamics in my 9-year career as a REALTOR®, but what is happening nationally in our industry is surely the most interesting of them all! As news circulates around the National Association of Realtors (NAR) settlement, most of you are wondering how this will impact you as the consumer. New laws and rules are expected to go into effect this July, and we want you to be informed and up to date. So, what does this mean?

Helping someone find a house to buy isn't just about making appointments & unlocking doors. These are some of the many things we're doing behind the scenes every day to help our buyers find their perfect home.

  • Set up searches in MLS to e-mail you with new listings. We know that not every home will be a perfect fit, but having a wider search helps us narrow in on the right home for you.

  • Talking to other agents abou their current & upcoming listings to see if they have something that will fit your needs.

  • Previewing "Coming Soon" listings. Coming Soon listings are not available for showings, but we can look through the information available and chat with the listing agent to learn more about the proper...

When the clock hits 11:06PM tonight, it will officially be springtime in Charlottesville. To celebrate one of our favorite seasons of the year, we decided to put together a list of some of our favorite things about spring.

  1. Everything turning green! We love all the colors that come back in spring.

  2. The return of Friday's After Five on the Downtown Mall.

  3. Getting outside for walks/runs.

  4. The return of the Charlottesville Farmer's Market.

  5. The sun setting later.

  6. Dining outdoors! (And drinking outdoors at our favorite vineyards.)
